Considerations when interviewing a listing agent:

Ø Ask if they provide a marketing plan in writing so you can document the items

          that were promised to you when you signed the listing agreement.
       I provide an itemized marketing plan. Compare it to any other and see the difference for yourself.

 

Ø Ask about their negotiating ability. In my opinion, that is one of the most important job requirements in Real Estate.

       My performance record  substantially outperforms the MLS, getting the very top of fair market value for my clients.

 

Ø Ask how they will stay in touch.

       I provide regular market updates.

 

Ø Ask if the use a professional photographer or if they would rather save that expense.

         I hire the best real estate photographers to put your home in the best light.

 

Ø Ask and if they offer a professional staging consultation to help you prepare your home .

      I provide a professional staging consultation to help make a great first impression.

 

Ø Ask agent how they will handle it if you are not satisfied with their performance.
Can you cancel the listing contract if they are not properly marketing your home?

Ø Ask yourself who has the best marketing plan to reach the most buyers, and who do you trust will be on your side when handling this extremely important negotiation & transaction details.

Ø Ask how they handle the MLS payout to the agent that brings the buyer.
You should know the standard real estate  pay-outs so you are not at a disadvantage.
Insist on a minimum 2.7% payout on a 6% commission. 3.15% if you have a 7% commission.

       I work with you to reach a commission that we all agree on, and I always meet or exceed the standard payout.

 

Ø Insist on an electronic lock box. I guarantee your agent would put one on their own home.

       This is the state of the art in showing security, and you deserve it on your home to protect your family and home.

 

Ø Ask if you are able to contact that agent directly, or just their assistant.
